What Hotel Residences Are, and Why Stay in One in Miami

If you have looked at staying in Miami Beach, you have probably seen the term “hotel residence” and wondered how it differs from a regular hotel room or a standard rental. It is one of the most appealing ways to stay in the city, and once you understand it, it is hard to go back. Here is what a hotel residence actually is and why it suits a certain kind of traveler so well.

A hotel residence is a privately owned home located inside a five-star hotel building, so you get the space, kitchen, and privacy of a full residence together with the pools, spa, dining, and service of the hotel downstairs. Here is how it works.

    What is a hotel residence?

A hotel residence is a privately owned condominium set within a branded hotel property. You are not booking a hotel room from the hotel, you are staying in someone’s private home inside the building, arranged through a manager like LRMB. That distinction matters: it means a full residence with its own kitchen, laundry, and living space, while the hotel’s amenities and services sit just an elevator ride away. It is the combination that makes the category special, the seclusion of a private home paired with the polish of a five-star resort.

How a hotel residence differs from a hotel room

The gap is bigger than it sounds. A hotel room is one room, or a suite, that you share a building and a service model with hundreds of other guests. A hotel residence is a genuine home. Expect multiple bedrooms and bathrooms, a full kitchen, in-residence laundry, separate living and dining areas, and the square footage to actually spread out, often well over a thousand square feet. For a family, a group, or a longer stay, that space is the difference between visiting Miami and living in it for a while. You cook breakfast at home, you have room for everyone, and you still have the hotel when you want it.

What you get: a home plus a hotel

The amenities are the other half of the appeal. Staying in a hotel residence typically means access to the hotel’s facilities alongside your private home, which can include the oceanfront pools, the beach, the spa and fitness center, valet, and the on-site restaurants and bars. At 1 Hotel and Homes South Beach, for example, residence guests can use the resort’s pools, the beach, the Bamford Haybarn Spa, the gym, and valet, then return to a private home with a full kitchen and a balcony over the Atlantic. It is a level of service a standard rental cannot match and a level of space a hotel room cannot match. In practice that means you can order a spa treatment or a poolside cabana as easily as a hotel guest, then cook dinner at home or set up on your own balcony for the evening, choosing hotel or home moment to moment.

The Miami buildings with residences you can stay in

Miami Beach has an unusually deep collection of these buildings. Among the best known are 1 Hotel and Homes South Beach, with its eco-luxury design and oceanfront position, The Setai, known for its Asian-inspired serenity and three pools, The Miami Beach EDITION, a design-forward oceanfront property, and the St. Regis Bal Harbour, the quieter grandeur of Bal Harbour. The city’s roster is still growing, too: the former W South Beach is being transformed into the Waldorf Astoria Miami Beach, and The Standard Residences has brought the brand’s first residential building to Midtown. Each has its own character, so the right one depends on the trip you are planning.

Hotel residence or private villa: which is right for you?

Both give you a private home, but they suit different trips. A hotel residence is ideal when you want five-star amenities and service on tap, a prime oceanfront location, and a lock-and-leave simplicity, without giving up the space of a real home. A private villa is the better choice when you want total seclusion, your own private pool and grounds, and room for a larger group or event, on your own terms rather than within a hotel. Many guests choose a residence for a couple or a small family who value service and location, and a villa for a bigger group or a celebration. Our team can talk through which fits your plans.

Who a hotel residence suits best

A hotel residence fits a particular kind of traveler especially well. Couples and small families love the combination of a real home and a resort’s service, with a pool and beach downstairs and a kitchen upstairs. Longer-stay visitors, from a month of remote work to an extended winter escape, value the space and laundry that a hotel room cannot offer. Travelers who want a prime oceanfront address without the upkeep of a standalone villa find it ideal, as do those who like the reassurance of a staffed building with security and a front desk. If you want total privacy, a large group, or a private pool of your own, a villa may serve you better, but for service, location, and the ease of a lock-and-leave home, a hotel residence is hard to beat.

How it works, and one important clarification

The model rests on a simple fact worth stating plainly. The residences are privately owned homes, and LRMB manages and lets them independently of the hotel operators. When you book through us, you are renting a private residence, and the company is not affiliated with, endorsed by, or sponsored by the hotel brands whose buildings the homes sit within. That distinction protects you and is standard across the category. What it means in practice is straightforward: you get the home and the access to the building’s amenities, arranged by one accountable team.

Let LRMB match you to the right residence

Choosing between buildings, layouts, and locations is exactly where an experienced host helps. LRMB has been hosting guests across Miami since 2007, founded by hoteliers Tony Rajeh and Kristine Hall and grown into a curated collection of more than 90 private residences, guided by a 24/7 concierge and guest relations team. Tell us your dates, your group, and the kind of stay you want, and we will match you to the residence that fits. Every home is prepared to an exacting standard backed by a 200-point housekeeping inspection, part of why the company is recognized as Miami’s Most Trusted Vacation Rentals Company.

    Frequently asked questions

    What is a hotel residence?

A hotel residence is a privately owned home located inside a branded five-star hotel building. You rent the residence, a full home with its own kitchen and living space, while enjoying access to the hotel’s amenities and services.

How is a hotel residence different from a hotel room?

A hotel room is a single room or suite. A hotel residence is a full home, with multiple bedrooms, a kitchen, laundry, and living areas, often well over a thousand square feet, plus access to the hotel’s facilities. It offers far more space and privacy than a room.

Do you get hotel amenities in a residence?

Typically yes. Residence guests usually enjoy access to the hotel’s pools, beach, spa, fitness center, valet, and dining, alongside their private home, though the exact access depends on the building.

Which Miami hotels have residences you can rent?

Well-known options include 1 Hotel and Homes South Beach, The Setai, The Miami Beach EDITION, and the St. Regis Bal Harbour, The Standard Residences, with the Waldorf Astoria Miami Beach among the upcoming additions to the market.

Is a hotel residence better than a villa?

Neither is better, they suit different trips. A residence is ideal for five-star amenities, service, and an oceanfront location with the space of a home. A villa is better for total privacy, a private pool, and larger groups or events. Our team can help you choose.

    Do hotel residences have kitchens?

Yes. A defining feature of a hotel residence is a full private kitchen, along with in-residence laundry and separate living areas, which is exactly what sets it apart from a standard hotel room or suite.

Can you stay in a hotel residence for a long stay?

Yes, and many guests do. Because a residence is a full home with a kitchen and laundry, it suits extended stays, remote-work months, and winter escapes far better than a hotel room, while still offering the building’s amenities and service.

The Setai is superb. Amazing service and terrific facilities — especially the pools and beachfront (although the gym could be a bit larger). The restaurants are wonderful. The renovated Ocean Grill is especially nice, situated as it is by the beach. Unit 2401 has beautiful views of the beach and skyline. The furniture looks very nice but, with the exception of the bed, was not very comfortable — more like furniture used for staging. The kitchen was well equipped for occasional cooking, which is what you will do with the abundance of excellent restaurants within walking distance. We had a splendid five weeks there.

Exceptional experience. This is my third consecutive year booking with LRMB, and they continue to exceed expectations every time. A true 10/10 across the board. The value is outstanding compared to traditional hotels, and the rentals are impeccably appointed with everything you could possibly need. I wouldn’t consider staying anywhere else in Miami Beach.

Overall great hotel and rooms. We should have checked rooms in detail upon initial walk through. Upon arrival we found the sheets were filthy, could not get them changed until next day. Several lightbulbs were out. Laundry dryer in one room not functional. Other than that everything was great. Highly recommend.
